Look at the whole property
A property brief is most useful when it describes how residents, guests, staff, and contractors use the space. Separate public or shared areas from private areas, and note any entrances or parking facilities shared with neighboring properties.
- Common spaces: lobbies, shared rooms, outdoor areas, and their hours of use.
- Access arrangements: entrances, visitor processes, and authorized contacts.
- Parking and grounds: areas to discuss and relevant property boundaries.
Connect the plan to property management
A proposed security presence should fit the property’s existing procedures. Identify who can answer access questions, how residents are directed to management, and what observations the manager wants documented. Agree the scope without assuming entry to private areas.
- Name the property-management contact for planning and follow-up.
- Describe recurring concerns in general terms; keep access codes out of the initial brief.
- Compare a scheduled site presence with periodic site checks if the needs are unclear.

Property security questions
Can I discuss security for an apartment property?
An apartment or other managed residential property can be described in the property coverage brief. Include the address, shared areas, proposed hours, and management priorities. The team must confirm the location and requested duties.
Is property security the same as mobile patrol?
They describe different planning choices. A site presence is assigned to a property for agreed hours; patrol involves visits or checks at agreed intervals. The appropriate arrangement depends on the site and the coverage that can be confirmed.
Should I include keys, access codes, or resident information?
Keep the first brief general. Describe the access arrangements without sharing keys, codes, resident lists, or other sensitive information. Detailed access handling belongs in an agreed coordination process.
